Yamuna Expressway Residential Plot Scheme Extended till 15th May,2009

Why??
The notice says that the Scheme has been extended till 15th May,2009 due to demand from Public. however the real reason behind extendind the date seems :

1.With the current downtrend in Real estate prices, investors are worried about the returns from the Scheme

2.The Rate of Rs. 4,750 per Sq. Mtr. is considered to be aggressive given that the Scheme may take at least 8-10 years to develop.

3.Investors have doubts about the progress on the proposed Noida - Agra Expressway itself and any dealy on this project would also delay development under the Scheme.

4.The Agra Noida area is more prone to petty crimes and hence reduce the attractiveness of the scheme from Safety point of view.

  1. Yamuna Expressway Industrial Development Authority (YEIDA) launched its maiden residential plot scheme in the first week of March 09. This scheme got extended by 11 days, to 15th May, on the last date of the scheme.

    All that Priyesh Tiberwal has pointed is true.

    HOWEVER, if one was to take into account, current, short term and mid term prospects, this scheme is not only very attractive, it is a definate success.

    Lets not look at it in isolation. To ensure its worthiness one has to compare it to other projects/places in NCR.

    Question 1? Where in NCR will one find the rate of Rs. 4,750 per Sq. Mtr. (Appox Rs. 3,950 per Sq. Yd.).

    Question 2? Where in India, let alone NCR will one find 5 major Highways/Expressways (Noida-Greater Noida Expressway, Yamuna Expressway, Ganga Expressway, Hindon Expressway and Eastern Peripheral Expressway) projected to intersect in one district?

    Question 3? Why ignore real hardcore facts? One should not ignore the proximity to national capital AND the ease of access to this area. It takes twice the time to travel from Greater Kailash-I to Ashok Vihar than it takes to travel from Greater Kailash-I to Greater Noida.

    Question 4? What happens to realty prices once all major TRIGERS of city developments takes shape? What happens to realty prices once Gautam Budh University, Night Safari, Formula 1 circut, Yamuna Expressway and Jewar International Airport is operational?

    Question 5? Have you considered arrival of Metro or even the announcement of arrival of Metro? Metro uptill Jewar International Airport is very much soon to be announced reality. Just wait for few months. It is expected to be announched by mid July, much before the draw of lots on 10th August.

    Question 6? Have you considered the post poll scenario? What if the next govt. is formed with the help of BSP?

    Question 7? What about competition? Are we taking of Faridabad, Sonipat and Ghaziabad giving Greater Noida and YEIDA a competition? We all know the crime rates and development pace in these towns. IF such places develop and realty prices there rise with time, with no major development, HOW can one ignore soo much happening in GNIDA & YEIDA?

    ENOUGH? Well therez lots more... lots and lots more. But lets leave it here for now. Think this should be enough food for though for now.

  3. Being an Overseas Indian (OCI), I could see the prospect. I don't care how far it is from Delhi.People travel into SFO everyday and the commute is over 90 mins one way (over 150 KMS). The fact is Delhi is no longer a place to live. Its over crowded. I need a place where the average traffic speed is 80 Km/hr. People living in Hawelis of Chandni Chowk thought Cannaught Place was far and who would go there those days. Mehrauli was out of reach because they traveled on a horse cart.
    I am going for a 2000 SQM plot (worried about the construction cost ofcourse). I hope the lottery comes through. I want to keep it and hope one day my son do his medical practice over there. As it is, in North America, I don't trust the economy anymore and will invest only in India.
